Downtown Fayetteville, North Carolina has a very storied and historic reputation and right in the center of it all is the Radisson Prince Charles Hotel. The Prince Charles, with its 8 story colonial revival style steel frame, was built between 1923 and 1925 by James Addison Jones. The structure originally housed 125 rooms and a 60-room addition was built in 1942. The hotel flourished in the 1920’s when Florida-bound tourists on the adjacent Atlantic Coast Line Railroad stayed here.  

For quite some time, the downtown area carried a negative stigma. Gradually, new businesses and the revitalization of Hay Street and the surrounding area has looked to change that. Developers have tried for years to renovate the historic Prince Charles Hotel, but now thanks to Prince Charles Holding, LLC, the iconic structure has another chance. The hotel is just part of the $65 million private investment coming to downtown Fayetteville. “We’ll also be building a parking garage just to the west of the Prince Charles Hotel, and we’ll be adding a new construction hotel on top of it, as well as an additional residential tower on top as well,” said Jordan Jones of Prince Charles Holdings, LLC. 

Jordan Jones is the project manager for the construction project and he is also the great, great grandson of James Addison Jones who built the Prince Charles Hotel. Jordan’s passion for the new Prince Charles is evident when he gets the opportunity to speak about it. “The new Prince Charles will house roughly 10,000 square feet of retail space on the first floor, this will include two non-chain restaurants and a coffee shop, floors 2-8 will consist of 59 high-end apartments, and the eight floor will consist of 3,300 square feet of office space of which currently is already leased out.” According to Mr. Jones, this will be Fayetteville’s most luxurious apartments. The structure will offer a 1 bedroom that measures roughly 600 square feet and a 2 bedroom that measures 900 square feet. Both units may seem rather small, but Jordan says what they offer with amenities and access to downtown will more than make up for the lack of square footage. 

One of the specific delays in the Prince Charles construction/renovation was the original wooden windows. The city insisted they be replaced or repaired with the same type of windows that currently exist in order to maintain the structure’s historic exterior. This is being accomplished at a price tag of $1,700 per window. Each window must be sent off and refurbished prior to installation. Jordan believes he will have all 59 units leased before the Prince Charles opens in February 2019. He added, “We want this investment to serve as an economic development tool for the city of Fayetteville. We want this project to draw other businesses to the city and new residents as well. This will be a great asset for the city.” Residents will be allowed to move into the apartments starting in February 2019. 

The Prince Charles sits adjacent to the new 4900 seat baseball stadium being built between the train station and Festival Park Plaza. It is known as the place where Babe Ruth stayed when he hit his very first home run. This bit of sports history has now proved to come full-circle now that the Prince Charles’ main entrance will sit just feet away from the main entrance of the new baseball stadium. There is a big buzz throughout the city of Fayetteville with this addition to the downtown area. It is only a matter of time before the impact of this project is noticed. 

There is a transformation happening in downtown Fayetteville and hopefully the new additions will continue to improve the landscape of what once was in and around Hay Street. There are many individuals who are quick to tell the tarnished history of the downtown area, but it’s been years since many of them have taken a stroll up Hay Street to see the progress that has been made. By the end of the year Hay Street will have undergone another drastic change and hopefully it is just the beginning of bigger things to come.
